Broker and Agent
There are two terms used for a person working in the real estate field, a Broker and an Agent. A Broker is any person, firm or corporation that, for a fee or commission, seeks to sell, buy, exchange or lease real property. Only a state licensed broker can enter into a contract to act as an agent in handling real property.
An individual licensed by the state to work in real estate is the real estate salesperson or Agent. Agents cannot enter into a contract to sell or purchase property, act in any agency capacity or collect a commission for their work, those roles are reserved for the broker, under whose supervision they work. Most of the people who will show you homes or will show your property to prospective buyers will be agents.
Buyers and Mortgages
Some house hunters go to their real estate agent for mortgage numbers, but you will save yourself from unnecessary surprises if you work directly with your lending institution. They will help you figure out how much home you can afford and preapprove a loan amount. If you do not have a favorite lending institution, your agent may be able to steer you toward a good local lender.
Supplying Local Information
Every agent should know his or her geographical territory extremely well. Information on property taxes, schools, neighborhoods, recreation facilities and so on should be on the tip of their tongue. Buyers should use this knowledge to help choose among towns and from one neighborhood to another within a town. Agents should also be able to provide buyers with maps of areas they are interested in.
Using Multiple Listing Service Tools(MLS)
MLS listings include nearly all the property that is for sale in a given community by price, with pictures and all pertinent sales information. It is considered the hallmark of multiple listing services across the country. If you work with a real estate agency that belongs to such a service (and Knecht certainly does) your house hunt will be less tiring and a lot more thorough. If you are selling, inclusion of your property in the MLS network is one of the first things your agent will do for you.
Comparables and Evaluating Properties
One of the best services an agent can provide is supplying price comparisons on similar properties in a given area. Recent selling prices guide the seller toward a fair asking price and prevent the buyer from overpaying. Agents should also be able to help the seller decide on an agreeable asking price by fairly evaluating the property offered. Likewise, they should be able to consider properties offered for sale and spot inconsistencies which may not be suitable to a given buyer.
